How a mortgage works when a realtor runs the purchase

We check borrowing capacity and the bank’s decision time before you reserve. With a mortgage specialist we build the file and take the deal to the notarial deed. This is not a bank offer or an approval guarantee. Updated September 2026.

What the service includes

A capacity check before you offer on a flat. A comparison of programmes that actually take foreigners with your contract type. The document file, the valuation, and a preliminary contract timed to the bank decision. At the deed I run the purchase as a licensed realtor (licence 31933).

What it does not include, and who is paid

The bank calculates DTI and issues the decision. I am not an underwriter and I do not promise an advert rate. The 2.5% agency fee is for the purchase, not for the loan. The mortgage specialist works separately; a bank commission they may receive is not my fee.

Who should go to a bank now — and who should wait

A passport alone does not close a mortgage. The bank reads residence, PLN income, job tenure and down payment. Below is a typical fork, not a score for your file.

EU/EEA citizen with PLN income
Most banks treat the file close to a Pole’s. You still need PESEL, stay registration and documented income. LTV and the margin still depend on BIK and the down payment.
Non-EU with a card valid ≥12 months
Realistic with 3–6 months on an employment contract or 12+ on B2B. Budget 20–30% down. If the card ends in under a year, extend it before the application.
Too early for a bank
No residence card. PESEL UKR only, no CUKR card. Income only from abroad. 5–9% down. A card that expires in a few months. Fix status and cash first, do not reserve a flat.
House, plot, commercial unit
A flat (lokal mieszkalny) is usually bought by non-EU buyers without an MSWiA permit. A house with land often is not. The bank will not fund an asset you cannot legally buy. We check this before an offer.

A mortgaged purchase in Poznan

Banks more often need 4–8 weeks to a decision than 14 days. We write the preliminary contract with that buffer, or the deposit is already paid and the seller can walk.

Preliminary contract timed to the bank
We write time for the decision and the valuation into the contract — usually 4–8 weeks, not two. A short deposit otherwise breaks the loan: the bank is still counting and the seller already wants the deed.

Valuation, documents, decision
The bank orders a property valuation (often around PLN 500). We finish PIT, statements, certificates. We answer credit-committee questions. A decision usually takes 2–6 weeks after a complete file.

After the decision we sign the loan agreement and the notarial deed. We register the mortgage in the land register. At the deed I run the purchase as the realtor.

Extra costs when buying with a mortgage

Besides the down payment you need a notary, court fees, a bank valuation and often PCC. The 2.5% agency fee is for the purchase, not the loan. APR and bank fees come only from the offer.

Stage 1: before the bank decision

While the bank reads the file, reservation costs are already running. A decision after a complete pack is more often 2–6 weeks, not “always in two weeks”.

Stage 2: after the decision, at the deed

On the secondary market PCC is usually 2% of the deed price. That is a civil-law transaction tax, not a “property tax”. The first-home relief does not remove PCC for everyone — see taxes. New builds go with VAT, without the typical 2% PCC.

A range, not a price list

What the bank puts in the offer

The figures below are a typical corridor, not your offer. Exact LTV, margin and APR are written after the bank reads the file.

Loan amount
Up to 80% LTV (20% down) is more common than 80–90%. A 10% down payment with a temporary card is often refused. 80–90% is a strong file, not the rule.
Loan term
Usually 25–30 years, with an age cap on the last instalment. A longer term lowers the payment and raises total interest.
Rate and APR
The calculator on this page illustrates WIBOR/WIRON + margin. That is not an offer. APR, a 0–2% fee and compounding sit only in the bank decision.
Down payment
The standard is 10–20%. For non-EU buyers on a temporary card, 20–30% is safer. The bank checks the source of funds separately.
Insurance
The bank almost always requires property insurance assigned to the lender. Life cover is often a condition of that offer, not a statute. What is mandatory sits in the loan agreement.

Why a two-week reservation breaks the loan

Not a made-up “97% success”. The usual break when the loan and the deposit are timed separately.

A short card and a short deposit

On a temporary card the bank often needs 4–8 weeks plus a valuation. If the preliminary contract allows 14 days, the seller can walk and the deposit is already paid. A refusal on a short card is not a “bad client” — it is a mismatch of stay and loan term.

EU citizens usually need stay registration, not a card. Outside the EU, a mortgage without a residence card is rare. PESEL UKR alone is often not enough — banks want a card (including CUKR). Status forks are on the mortgage-for-foreigners page.

After a complete file, 2–6 weeks plus a valuation is common. Fourteen days to the deed in the contract is usually too short. Run the check and the contract buffer before the deposit, not after.

Banks almost always want a PESEL. Meldunek helps as an address, but it does not open the loan by itself. Legal stay and income in Poland do.

On an employment contract banks often want 3–6 months. On B2B and sole trade — 12 months, sometimes 24 on a lump-sum tax. Some banks treat IT B2B more softly. That is not a rule.

It depends on the preliminary contract. A short decision window or no bank-refusal clause can mean losing the deposit. That is why we time the file and the contract before reservation.
