Poznan for investors

Poznan is a market for steady rental income rather than fast growth: transaction prices rise moderately, students and professionals drive rental demand, and unemployment is among the lowest in Poland.

Real estate market

Average transaction price per sqm according to NBP for Q2 2026: 10,891 PLN on the secondary market and 12,766 PLN for new builds. Year on year (Q2 2025 → Q2 2026) secondary prices rose 4.0% and new-build prices 2.3%. Growth is not guaranteed: in Q2 2025 secondary prices were 2.0% lower than a year earlier.

Rental returns

A studio rents for about 2,110 PLN/month and a 2-room flat (40–59 sqm) for about 2,700 PLN (Otodom, June 2026, excluding service charge and utilities). Our calculation: a 30 sqm studio bought for ~360,000 PLN yields about 7% gross, a 50 sqm 2-room flat at the NBP price (~545,000 PLN) about 6%. After the 8.5% lump-sum tax, vacancy and repairs, net yield is usually 4–5%.

Labour market

Registered unemployment in Poznan was 1.4% at the end of December 2025 (GUS; Poland: 5.7%). According to Poznan City Hall, more than 100,000 students study in the city, which keeps rental demand steady.

Risks and specifics

What to weigh up

Taxes
Property tax in Poznan in 2026 is 1.25 PLN/m² a year, not a percentage of value: 62.50 PLN for 50 m². Rental: since 2023 private rental is taxed only by lump sum — 8.5% of revenue up to 100,000 PLN a year and 12.5% above that, with no cost deduction. VAT: 8% from a developer for units up to 150 m² and houses up to 300 m², 23% above the limit. The purpose of the purchase does not change the rate. Buying as a foreigner? Reliefs and PIT-39: taxes and fees.
Management
For foreign investors, managing property can be difficult. Property management companies usually cost 5-10% of rent.
Risks
Dependence on the student market causes seasonal demand swings. Regular repairs and maintenance are required. Competition with new projects.
