This is a walking district. If you picture a quiet courtyard and a parking spot right by the door, it’s probably not it.

“Centre” on the map is not one square. A street by the town hall and a block by Cytadela differ in noise, price and building type. Treat these as search zones, not official borders.
Listings
A mistake here costs more than on a new estate on the edge. This is what I check before the deposit — not after you get the keys.
Who owns the flat, what mortgage sits on it, any easements. Without a current KW extract we’d be talking about nothing.
Freehold or użytkowanie wieczyste? In the centre that choice moves the price, the loan and what you pay in later years.
Façade, windows, layout. In a protection zone your “I’ll do what I want” renovation is often blocked — ask before you budget.
Roof, façade, staircase, damp in the cellar. A beautiful flat in a sick building is an expensive surprise.
What is already collected, what the community will vote on, what czynsz looks like after a roof job. In old stock this is not a footnote.
Electrics, stacks, gas, heating. In a kamienica a “fresh renovation” is often cosmetics over old pipes.
The noise difference is like living in two different districts. Visit after 20:00, not from a daytime video.
Paid parking zone, karta mieszkańca, or an underground space. Without one of these, a car here is daily stress.
House rules may ban Airbnb. For an investment that is a deal-breaker, not a “we’ll see later”.
Minutes, arrears, building disputes. A neighbour’s debt on the staircase can become your problem later.

On the secondary market PCC, the notary and the court sit on top of the flat price. A mortgage means less cash up front. First-time buyer relief may remove PCC — that depends on your situation.
If your brief is “everything nearby” — Stare Miasto. If you want floor area, a courtyard and a quieter night — look at the neighbours.
