Purchase rights: what depends on citizenship

Before you reserve a flat we check the asset type and whether an MSWiA file is needed — a mistake here sets the deal back by months.

EU / EEA / Swiss citizens
Residential and commercial property on the same terms as Polish citizens. You need standard documents, a KW check, and a safe payment route (escrow with the notary or rachunek powierniczy).
Non-EU — flat (lokal mieszkalny)
A flat in a multi-family building usually does not require an MSWiA permit. You need a valid passport, residence card (if any), PESEL, and a sworn translator at the notary. Full checklist: documents.
House, land, commercial
For a house, plot, or commercial unit, a non-EU buyer typically needs MSWiA approval. Processing takes from several weeks; we plan the application before the preliminary contract so you do not lose the property.
Renting without buying
